This is an estimate, not a quotation. It is your area multiplied by our published per-sqft rate, nothing more. It excludes government approvals and architect fees, boundary walls, basements, lifts, and any site conditions that need extra foundation work. The questions we are asked on almost every first site visit.

How much does it cost to build a house in Noida or Greater Noida?

On our published rates, between ₹1,200 and ₹2,600 per square foot of built-up area, depending on the package. Structure only is ₹1,200; a full turnkey build runs ₹1,800 (Classic), ₹2,200 (Premium) or ₹2,600 (Elite).

So a 2,000 sqft built-up house is roughly ₹24 lakh as a grey structure, or ₹36–52 lakh finished. Use the calculator above to put your own number in.

What moves the figure: the number of floors, foundation depth if the soil needs it, boundary walls, and anything outside the package list. None of that is hidden — it is measured and itemised at the free site visit.

What exactly is "built-up area", and why is the price per sqft of it?

Built-up area is the total covered area across every floor, measured to the outer face of the walls. It is not your plot size, and it is not carpet area.

A 200 sq yd plot is 1,800 sqft of land, but setbacks mean you cannot build on all of it. If you build ground plus one on roughly 60% of that plot, your built-up area is around 2,160 sqft — and that is the figure the rate applies to.

What is NOT included in the package price?

Across all packages: government approvals and architect fees (we can arrange these separately), boundary walls, basements, lifts, and any extra foundation work the soil turns out to need.

The Structure package additionally excludes all finishing — paint, tiles, flooring, doors, windows, electrical fittings, plumbing fixtures, modular kitchen and elevation work. The full exclusion list is printed on the Structure package above rather than buried in a contract.

What does the 20-year structural warranty actually cover?

The structure — the RCC frame, columns, beams and slabs we pour. That is the part of a house that is ruinously expensive to fix and effectively impossible to inspect once finishing is on, which is why it is the part we warrant for twenty years.

Finishing items and fittings carry their own manufacturer warranties, which pass to you.

How long does construction take?

It depends on built-up area, number of floors and the package — a grey structure finishes far faster than a turnkey Elite build.

What matters more than the average: your start and end dates go into the contract before any work begins, and if we run late that is on us, not on the weather or a supplier. You get the specific timeline for your house at the site visit.

Do you handle drawings and government approvals?

They sit outside the package rate, but we can arrange them separately — architectural drawings, structural design and the authority approvals your plot needs. Tell us at the site visit whether you already have drawings or want us to handle it end to end.

Can I upgrade materials partway through?

Yes. Every package sets a defined budget per item — flooring "up to ₹120/sqft", bathrooms "₹70,000 per 1000 sqft", and so on. If you want to go above that allowance, you pay the difference on that item and nothing else changes.

That is what Guaranteed Price Protection means in practice: the price moves only when you choose to move it, never because we discovered something at billing time.
